Zoning Regulations & Permits
The Town of South Fork is zoned, so before you make a purchase please contact the Planning & Zoning Department 873-1891 at the Town Hall to clarify the intended use of that property. South Fork offers Residential, Medium Residential, Recreational Vehicle, Commercial, Commercial Business, Industrial, and Heavy Industrial zones.

The Town of South Fork also requires building permits, with constuction meeting the 2003 International Building Code, 2003 International Mechanical Code and the 2003 International Residential code adopted January 13, 2005.

It is the responsibility of the property owner to obtain all permits involved for the construction of a new house. Some of the necessary permits may include: Septic System, State Plumbing and Electrical, Well Permits. Also if you need to access to a property from a State Highway you may need to file for an access permit.

Also if you are purchasing property in a subdivision, check for covenants or a homeowners association, that may have guidelines or conditions for building, in that location.
