The Town of South Fork is zoned, so before you make a purchase please contact the Planning & Zoning Department (873-1891) to clarify the use of those properties.
The Town of South Fork also requires building permits, with construction meeting the 2003 International Building Code, 2003 International Mechanical Code, and 2003 International Residential Code...adopted January 12, 2005. In addition to the 2006 Energy Conservation Code.
It is the responsibility of the property owner to obtain all permits for construction. Permits may include: Septic System, Plumbing, Electrical, and Well. If you need to access to a property from a State Highway you may need to file for an access permit. If you are purchasing property in a subdivision, check for covenants or a homeowners association, that may have guidelines or conditions for building, in that location.
The Town of South Fork, CO is the first municipality in Colorado to adopt a Smart Growth & Development Code into its Land Use Code for its new 140 acre Wharton Town Center. The Smart Code is a tool that guides the form of the built environment to resemble that of traditional neighborhoods, towns and villages that are loved throughout the world for their sense of place and livability. This form is compact, walkable, and mixed use, and is meant to be comfortable, safe, and ecologically sustainable. It allows for mixed uses within a neighborhood, so its residents don't have to drive everywhere.
